These Terms & Conditions ("Terms") govern your access to and use of brokr.in ("Service") operated by brokr.in ("we", "us", "our"). By using the Service you agree to be bound by these Terms. If you do not agree, do not use the Service.
brokr.in is a broker-first platform that lets real estate brokers create profiles, list properties, and connect with prospective buyers. Our core MVP services are provided free of charge: brokers can list properties and communicate with interested users without commission fees.
You must be at least 18 years old to use the Service. By creating an account you represent that you are eligible and agree to provide accurate, complete information. You are responsible for maintaining the security of your account credentials.
To protect buyers and the community, we may require identity and business verification. You agree to provide the documents requested for verification and consent to processing those documents. Verified status may be revoked if verification fails or if information is later found to be false.
You retain ownership of the content you post (listings, photos, descriptions). By posting content you grant brokr.in a worldwide, non-exclusive, royalty-free license to use, reproduce, modify and display that content in connection with the Service. You are responsible for ensuring your listings are truthful and that you have the right to list any property.
When using the Service you must not: (a) post fraudulent, illegal, infringing, or discriminatory content; (b) impersonate others; (c) interfere with the Service; (d) attempt to access accounts you do not own; or (e) use the Service for unlawful solicitation. We may remove content and suspend or terminate accounts that violate these rules.
Our core features are free. In the future we may offer paid or premium services; any fees will be clearly posted and you will have the opportunity to accept them before being charged.
The Service is provided "as is" and "as available". We make no warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, or non-infringement. We do not guarantee the accuracy, completeness or reliability of listings or user-provided content.
To the maximum extent permitted by law, we will not be liable for indirect, incidental, special, punitive or consequential damages, or loss of profits, data or goodwill arising out of or in connection with your use of the Service. Our aggregate liability for direct damages will be limited to INR 5,000 or the amount you paid to us in the prior 12 months, whichever is lower.
You agree to indemnify and hold harmless brokr.in and its affiliates from claims, losses, liabilities, and expenses (including reasonable legal fees) arising from your violation of these Terms or your misuse of the Service.
We may suspend or terminate accounts and remove content for violation of these Terms or for any lawful reason. You may delete your account at any time, subject to certain obligations (e.g., outstanding disputes).
All intellectual property rights in the Service (excluding user content) are owned by or licensed to brokr.in. You may not copy or reuse our trademarks, logos, or proprietary content without permission.
We may modify or discontinue features and update these Terms. We will post the updated Terms with a new "Last updated" date. Continued use after posting constitutes acceptance of the updated Terms.
These Terms are governed by the laws of India. Any dispute arising out of or relating to these Terms shall be resolved by arbitration in Bangalore, India in accordance with applicable arbitration law, except that either party may seek injunctive or other equitable relief in a court of competent jurisdiction.
